Coffee with Cohere Recap, Sept. 2026
Thank you to everyone who joined us for Coffee with Cohere on Wednesday, Sept. 30. These casual conversations are an opportunity to connect with your Community Life team, ask questions and talk about what’s happening throughout Veramendi.
Couldn’t make it this time? Here’s a look at some of the topics we discussed.
Design Review
What we heard
- Residents shared frustration with delays and back-and-forth communication when additional information is needed during the design review process.
- Residents asked how frequently applications will be reviewed once the process moves in-house.
- Questions were raised about whether project fees will change and whether residents should wait until November to submit a new project.
What we shared
- The new application is being developed to collect more information at the beginning of the process. By identifying required documents and project details up front, the Community Life team hopes to reduce delays and limit the back-and-forth that can happen when additional information is needed.
- The team is currently planning to review applications every two weeks. We will also monitor new submissions between review periods so that if something is missing, such as a lot survey, we can reach out sooner and help keep the application moving.
- Project fees are expected to remain the same. Until the new process launches in November, residents should continue submitting projects through the current APR process. There is no need to wait to get started.
A new step after your project
One of the biggest changes will happen after an approved project is completed. Residents will submit a Completed Residential Improvement form with basic project information, completion details and photos. Residents will also provide several possible dates and times for a Community Life team member to verify the completed improvement.
The purpose is simple: confirm that the project installed matches what was approved and make sure association property was not damaged during construction. Final inspection details are still being developed, and we’ll share more as the November transition gets closer.
What else we heard
Residents also raised a concern about wood, plastic and other material accumulating near Borchers Blvd. The team said it would look into the area and pass the concern along. Residents are always encouraged to let Community Life know when they see something around the community that may need attention.
Keep the conversation going
Bringing design review in-house is a new process for Veramendi, and resident feedback will be an important part of making it work well. Throughout October, we’ll continue sharing information about the transition, including what is changing, what is staying the same and what residents need to know before the new process launches.
